Asphalt Parking Lot Drainage

How Important Is Drainage Planning?

Parking lots can shed an incredible amount of water, and making sure there is a solid drainage plan in place to make it drain properly is extremely important. It’s probably the most important aspect of the installation process. As a matter of fact, it’s so important that if it’s not done right the first time, parts of the parking lot may have to be completely removed, re-graded and replaced in order to repair it… which should be avoided at all costs.

We, obviously, don’t want water to running into or towards the building and we also don’t want low spots that hold large amounts of water. These problems are not problems that can be ignored and they won’t go away on their own, so they must be repaired, therefore, the grading of the sub-grade prior to installation of the asphalt is very important. The parking lot should be graded so there is positive drainage away from the building once the asphalt is installed. Equally as important, the water should drain off of the asphalt. There should be very, very little or no standing water on the asphalt. This can lead to premature damage and premature failure. Even worse, you end up with a parking lot that looks patchy and discolored from all of the patch repairs.

So make sure your contractor will grade the parking lot properly for drainage. It’s vital that the contractor spend the time necessary to grade the area so once the asphalt is installed, the water drains easily.

Once the contractor you choose to install your parking lot is finished and has been paid, will they stand behind their work and return to fix it if it doesn’t drain properly?
